MIPIM Awards finalist; Egied van Broeckhovenschool Brussels
MIPIM Awards finalist; Egied van Broeckhovenschool Brussels
In the multicultural area surrounding West Station in Sint-Jans-Molenbeek (Brussels), the Egied Van Broeckhoven School has opened in the former bottling plant of the Vandenheuvel brewery. Located in the dense existing urban fabric, the brand-new Flemish school is becoming an important part of the neighbourhood. Spaces such as the sports hall, a multifunctional space and a boxing area are already accessible outside school hours.
The design took into account the needs of the children, the difficulties of the neighbourhood and the limitations of realising a large program in the existing structure on a small plot. Once fully operational, the site will accommodate 860 students. The school fosters autonomy through project-based learning, evolving from structured classes to self-directed exploration in diverse, adaptable learning spaces.
The project serves as a benchmark of sustainable and circular building construction. Valuable construction elements buildings have been preserved, and new ones added. This ambitious renovation and new construction project embodies high social, urban, educational and sustainable ambitions. The

school contains generous spaces with carefully designed facades and high-quality materials, giving it a sense of pride that reflects on its surroundings.
The project was executed within the DBFM procedure of the Flemish Government. The project was realised in two phases in about two years.

REAL BELGIUM TALKS – Tech vs. Real Estate Giants

Collaboration or Competition?

As more technology companies such as Google, Amazon, Siemens, Toyota try to integrate parts of the construction and Real Estate value-chain, and as developers are increasingly integrate technology in their buildings (buildings become like smartphones: hardware, an operating system and software), a fundamental question arises: what will be the relation between the Real Estate developers and the Tech Giants?

Will their skill sets overlap, will they become direct competitors in developing and operating the cities of tomorrow? Or can they partner up?

A former industrial site becomes a regenerative force in the Parisan suburb of La Garenne Colombes, at the foot of La Defense. A horizontally organized campus, Harmony is a bespoke design for ENGIE, a global headquarters serving as the group’s flagship, bringing together teams from across the region in a unifying facility that fosters collaboration, cross-disciplinary exchange, and openness. Beyond Compliance: Brussels Turning CSRD Challenges into Opportunities Partner session by hub.brussels

The Corporate Sustainability Reporting Directive (CSRD) is reshaping how real estate companies measure and communicate their sustainability impact. But while CSRD is a step forward, it remains imperfect and evolving—raising challenges for businesses of all sizes. Instead of treating it as a mere compliance exercise, how can we leverage its shortcomings to drive real impact, enhance investment strategies, and future-proof assets?

Join us at MIPIM 2025 for a dynamic discussion featuring leading developers, investors, architect and CSRD experts, including voices from Sureal, Atenor, Citydev, and B2Ai. Together, we’ll explore:

  • How Brussels-based innovation is shaping more meaningful and actionable sustainability strategies.
  • Why CSRD compliance isn’t enough—and how forward-thinking companies can turn regulation into competitive advantage.
  • The critical role of SMEs in supporting larger companies’ ESG commitments.
  • Real-world case studies showcasing low-carbon development, value chain analysis, and sustainable investment models.

Whether you’re an international investor, developer, or policymaker, this session will provide practical insights and strategic foresight to navigate CSRD’s complexities—and turn its limitations into opportunities for transformation.
